Position Summary:


The Security Officer is responsible for maintaining a safe and secure environment for tenants, visitors, and property personnel in accordance with site procedures and the collective bargaining agreement with SEIU Local 32BJ.


This position requires strong interpersonal skills, attention to detail, and adherence to building rules and emergency protocols. Officers must provide a professional presence and respond effectively to routine and emergency situations.


Responsibilities:

  • Monitor building entrances, lobbies, and common areas to prevent unauthorized access and ensure compliance with building policies.
  • Greet and assist tenants, visitors, vendors, and delivery personnel in a courteous and professional manner.
  • Conduct regular patrols of the premises (interior and exterior) to identify security, fire, or safety hazards.
  • Respond to alarms, disturbances, or emergencies including fire, medical, or evacuation procedures.
  • Monitor CCTV systems, access control systems, and radio communication as required.
  • Write incident reports, daily activity logs, and notify management of all unusual activity.
  • Enforce building rules and report violations to property management or building supervisors.
  • Control access during off-hours and maintain visitor and contractor logs.
  • Cooperate with local law enforcement and emergency services when necessary.
  • May be required to remain on-site during building emergencies or weather-related incidents.
  • Maintain appearance and conduct in accordance with 32BJ standards and site expectations.
  • Participate in mandatory safety and union training sessions as required.

 

Minimum Qualifications:

  • High school diploma or equivalent (GED)
  • Valid New York State Security Guard License
  • Must complete and maintain all required union training (e.g., 16-hour OJT, 8-hour annual in-service)
  • Ability to read, write, and speak English fluently
  • Physically able to stand and walk for extended periods
  • Strong observation, communication, and problem-solving skills
  • Professional demeanor and customer service orientation

 

Preferred Qualifications:

  • Prior experience working as a security officer in a commercial property
  • Familiarity with unionized work environments and CBA procedures
  • Experience with building access control and visitor management systems
  • CPR/First Aid certification (optional but beneficial)
